The plan covers an 18.13‑acre site at the intersection of Southwest 80th Street and Southwest 705th Avenue and proposes single‑family housing and required open space and buffers.
Staff presented the final master plan and told the board it matches the PUD rezoning approved in 2023 and that required conditions had been met. The applicant, Paolo Mastrocerio of Mastrocerio Engineering, told commissioners the final design resulted in 69 units rather than the 72 shown in the earlier conceptual approval after the detailed civil design and right‑of‑way dedications were completed. The plan includes 3.63 acres of open space, an eight‑foot multimodal path along Southwest 80th Street, perimeter buffers and amenity areas including a playground and dog waste station.
The county clerk recorded public comment from Cheryl McLean, who said she and other neighbors in Hibiscus Park had worked with the applicant and county staff and supported the project. Commissioner Zalick moved to approve the final master plan; Commissioner McLean seconded. The motion passed unanimously.
