The Grand Prairie Zoning Board of Adjustment on July 21 approved a special exception for a garage conversion at 1610 British Boulevard (case ZBA25060040).
Planning staff told the board the existing roughly 400‑square‑foot garage is accessed from an alley and that the conversion meets the Unified Development Code's requirement for two off‑street parking spaces. Staff described the converted space as storage/utility space rather than a separate dwelling and said an active building permit is on file.
The applicant, who identified herself as the owner representing Juan Bonito Homes, said the space would be used for storage and utility needs. One position was registered in opposition online by Brenda Garza of 1614 Canadian Drive; the letter contained no comments. No one spoke in person against the application.
Board member David Baker moved to close and approve the case; the board approved the request by a 9–0 vote.
Staff will continue permitting and inspection reviews under the active building permit.
