The application, filed as ZBA25050039, sought permission to build a 450‑square‑foot carport in the front yard and a variance for a 23% increase to the maximum combined accessory‑structure area. Planning staff told the board the proposed carport meets all Article 6 density and dimensional requirements except the accessory‑area limit and that an active building permit application is on file.
Staff noted the property lies within an 800‑foot buffer where several legally permitted carports already exist. The proposed carport would be placed over an existing paved drive; 35 notices were mailed to nearby addresses, with none returned in favor or opposed. Staff said it did not object to the request.
Applicant Benjamin Ortiz spoke briefly, stating he sought the carport because nearby properties have similar structures. No members of the public spoke in opposition.
Board member David Baker moved to close and approve the case; the motion was seconded and the board approved the request by a vote of 9 to 0.
The decision allows the carport and the temporary increase in accessory area; staff indicated the applicant holds an active building permit and must proceed under that permit and applicable building codes.
