Staff to correct zoning map after food-cart conditional-use review reveals highway parcels not zoned commercial
Summary
A conditional-use inquiry for a proposed food cart revealed that several parcels along the highway host commercial uses but are not zoned commercial on the official map. Staff will prepare zoning-map and future land-use amendments and bring them back to the commission.

Planning staff told the commission that a conditional-use application for a proposed food cart revealed a discrepancy: several properties along the highway with commercial buildings are not currently zoned commercial on the city's zoning map.
Staff said many commercial buildings along the highway preexist the current zoning map; those preexisting uses were erected before the present zoning was applied and therefore are not reflected in the map layer. The commission directed staff to prepare amendments to the zoning map and the future land-use map to correct the discrepancy and to present the proposed ordinance/map updates to the commission for review before any council action.
Staff advised the applicant for the food cart that the applicant could either locate on parcels already zoned commercial or wait until the map and ordinance corrections are processed. The commission said it would review proposed changes at a future meeting after staff prepares the map amendments.
