The Sawyer County Zoning Committee conditionally approved final county subdivision plats for The Preserve Phase 3 (19 lots plus outlots) and Phase 4 (7 lots plus outlots) in the Town of Round Lake, contingent on final stormwater management approval from the Wisconsin Department of Natural Resources (DNR) and recording of required covenants.
County staff said wetland delineations for the development have been completed and covenants matching Phases 1 and 2 will be required to be recorded for the new phases. The committee reiterated its consistent approach used on earlier phases: approve final plats at the committee level but delay zoning administrator signature and recording with the register of deeds until the DNR approves required stormwater management plans.
The Phase 3 submission includes public‑use amenities the applicant described as a private park area called “Picnic Point” and trail sections along the flowage intended for skiing, hiking and biking. The developer, Jeremy Hill of The Preserve at MBF LLC, told the committee stormwater and wetland permit materials have been submitted; he requested county approval pending DNR sign‑off and said the DNR’s earlier inspections of roadway work on Phases 1 and 2 were positive.
For Phase 4, the committee added a condition requested by a neighbor that purchasers be notified in writing of nearby gravel pit operations. Staff reported limited public comment and the town planning commission recommended approval.
Both final plat approvals were conditioned so that the zoning administrator will not sign or record plats until DNR stormwater permits are finalized. The committee voted to approve the final plats with those conditions.
