The Mount Juliet Planning Commission on July 17 approved the final master development plan (FMDP) and preliminary plat for the Reserve at Tate Lane, a single-family subdivision that was previously approved as a PUD by ordinance.
The project proposes 36 single-family lots across two build phases (21 lots in phase one; 15 in phase two) with about 2.94 acres of open space and a walking trail. Planning staff reported the FMDP is in substantial compliance with prior PUD ordinance 2530 and that the applicant has addressed the majority of staff comments; remaining landscape and technical comments will be handled during final engineering.
The commission approved an additional clarification requested by Commissioner Jones to allow an alternate location for a required sidewalk if the consultant and staff determine the alternate meets the substantial compliance requirement. The developer's representative said the owner wants the subdivision to be a high-quality addition to Mount Juliet.
