Project representatives summarized refinements since earlier hearings and appeals, noting the project had previously obtained Planning Commission and City Council approvals and that the Coastal Commission found no substantial issues on appeal. Applicants also said they had revised a tower element to increase column proportions and altered a rooftop trellis to sit back from the roofline.
Commissioners praised the project’s overall massing and the preservation-minded approach to the site’s Monterey-style “Old Inn” building, which the project team framed as an early element around which newer wings appear to have been added. Commissioners asked the applicant to provide additional studies in several focused areas before final sign-off:
- Provide more precedent images and options for adding color and texture to break the large building mass into readable parts; commissioners recommended considering awnings, glazed pots, and a restrained palette for window/awning color to give the facades local character without making the scheme overly ornate. - Further refine the porte-cochère/arrival court so the proportional relationship between columns and the overhead element reads as deliberate rather than insubstantial; commissioners asked for proportion and material options in elevation and perspective. - Show detailed transformer and mechanical screening plans and how sprinkler/backflow and other visible utilities will be concealed with landscape or built treatments; provide elevations showing screening from adjacent public rights-of-way. - Provide enlarged material and color boards and additional night‑lighting studies for the arcade and pedestrian spaces.
Commissioners also thanked the project team for extensive materials and precedent research. A roll call vote adopted compatibility findings and approved project design. The commission’s vote was unanimous.
