MIDDLETON, July 16 — The Middleton City Council approved the final plat for Crossing South Subdivision, a three-acre, R‑3 zoned development with nine buildable home lots and three common lots, subject to payment of a small fee to the Black Canyon Irrigation District and resolution of recently required irrigation verbiage on the recorded plat.
Planner Miss Stewart told the council that the plat met the R‑3 zoning dimensions and that all infrastructure had been completed and approved by the city engineer. The engineer recommended approval, Stewart said.
Staff reported a phone inquiry from Black Canyon Irrigation District asking for a minor fee (about $120). The district also flagged language newly required under state law that must appear on plats describing irrigation rights and service; surveyors are updating plat wording to comply. Stewart said staff would sign the mylar and record the plat once the irrigation fees were paid and the wording issue was addressed.
Kent Brown, representing the developer, told the council the development community scrambled when the new state language was adopted and some plats require very small wording adjustments. He said surveyors are updating affected plats and that the irrigation-district issue should be resolved quickly.
Council President moved approval conditioned on payment of the Black Canyon Irrigation District fees; the motion passed by voice vote.
Why it matters: Final plat approval allows the developer to record the subdivision and proceed toward building permits. Staff withheld the recording of the mylar pending a small fee payment and a minor wording revision to comply with a new state requirement concerning irrigation districts.
