Commissioners approve general plan amendment to industrial for parcel at 925 S. 1900 E.

Planning commissioners recommended approval of General Plan amendment G-25-03 to amend the land-use designation for a portion of a parcel at approximately 925 South 1900 East from estate residential to industrial.

Planning staff said the parcel covers about 6.41 acres and that the applicant proposed changing 2.7 acres on the parcel’s east end to industrial so the entire parcel would match industrial use on the west end. Staff reported the site is accessed from 1900 East and that surrounding land uses are predominately industrial; staff recommended the commission forward the amendment to City Council.

At the public hearing, nearby resident Guy Salisbury asked whether access would be limited to 1900 East, raised concerns about existing roadside parking and traffic for nearby industrial uses, and asked whether stormwater from 1900 East would worsen conditions at adjacent homes. Eldon, the planning presenter, explained this hearing was only for the general plan amendment. He said technical questions about access, stormwater and site-specific engineering would be addressed later in site-plan and subdivision approvals and that those procedures include additional public notice.

Commissioner Anderson moved to recommend approval of G-25-03; Commissioner Tupelo seconded. The roll-call vote recorded in the transcript was unanimous in favor of the motion. The commission’s recommendation will be forwarded to City Council for final action and for any technical review of access, stormwater and other infrastructure during subsequent permitting stages.
