Wylie commission approves site plan for 7,600-square-foot retail building on State Highway 78

The Wylie Planning and Zoning Commission on July 15 approved a site plan for a 7,600-square-foot multi-tenant retail building at 1812 North State Highway 78, voting 4-0 to accept the developer's plans.
Planning staff told commissioners the building will complete the frontage of the State Slate planned development (PD 2022-38) and that Sherwin-Williams will occupy most of the space, with Goodwill taking a smaller section and about 1,500 square feet remaining unassigned. "This is the last of the frontage from the slate plan development," planning staff said. "Sherwin Williams is going to take up a vast majority of the building. Goodwill is taking up a smaller small section."
The site plan shows a 7,600-square-foot structure that would normally require 39 parking spaces; the plan submitted with the application provides 34 spaces. Planning staff said the PD allows for shared parking and that they are working with the property owner to provide additional parking on the north side of the property so that "there will be...more than enough parking for those times when some of these businesses do get a little bit busy." Commissioners asked about tenant locations and the staff presenter pointed the commission to the plan diagrams during the discussion.
The motion to approve the site plan was made and seconded and passed by a 4-0 voice vote. Planning staff said the proposal meets the requirements of the zoning ordinance and the PD as submitted, subject to completing the shared-parking arrangement shown on the plan.
Commission business earlier in the meeting also included approval of the consent agenda. The meeting concluded with the chair saying there likely will not be a meeting on the first Tuesday in August and asking commissioners to watch for an email with meeting confirmation.
The approved site plan covers Lot 5 R of the State Slate commercial PD (PD 2022-38) on 0.794 acres at 1812 North State Highway 78; staff noted the site sits adjacent to the Public Safety Building and near existing commercial tenants including Starbucks and Starwood Cafe.
