The San Antonio Zoning Commission voted July 15 to recommend approval of an I-1 industrial rezoning at 7626 Grissom Road, allowing existing contractor and construction-related operations to align with surrounding industrial uses.
Applicant counsel told commissioners DuMor Enterprises has occupied the site since 1975 and that the parcel remained R-6 through multiple annexations and zoning updates even though the use has been industrial for decades. The applicant said similar industrial businesses operate on both sides of Grissom Road and noted a nearby property rezoned to I-1 (ABC Supply) in the past year.
City staff recommended denial of I-1 and offered C2CD with a conditional use for construction trades and contractors as an alternate that would provide a smoother transition to adjacent residential properties. The applicant argued I-1 is consistent with the area’s established industrial character and with recent approvals nearby.
Commission discussion referenced the area’s long-standing industrial pattern and the applicant’s ownership history. The commission approved the owner’s requested I-1 rezoning by roll call vote.
Why it matters: The approval regularizes a decades-old industrial use and may facilitate sale or reinvestment in the property; staff had suggested the lower-intensity commercial alternative chiefly to increase buffering where industrial abuts single-family uses.
