The Wynwood Design Review Committee recommended approval of a proposal to convert an existing two‑story building at 2600 North Miami Avenue into a 25‑unit lodging project with ground‑floor food and beverage space and a rooftop terrace.
Ethan Wasserman presented on behalf of the applicant and described the project as an adaptive reuse that preserves the existing structural shell while introducing storefront glazing, a rooftop trellis, and a pool deck with a breeze‑block privacy wall. Architects from MKDA said the design retains the building’s “good bones,” elevates the roof structure where needed and introduces an angular architectural motif to organize massing, circulation and mural placement.
Committee members praised the reuse and streetscape activation while offering a single recurring comment: the mural/artwork shown in concept renderings was a placeholder and should be refined during the city’s artist‑selection and mural‑approval processes. “This is more of the concept renderings; the ultimate artist selection will come through staff,” an applicant representative said in response.
Action: The committee voted to recommend approval (roll call recorded as passing 4‑0) with a request that the applicant evolve the public‑art approach during artist selection and permitting.
Next steps include standard permit review, artist selection for mural work during the building permit process, and final signage/tenant finishes to be submitted during tenant build‑outs.
