Councilmember Linda Sosa reported discussions with Tammy Gallegos of San Juan County indicating the county wants to continue leasing the senior center space. The current lease term is five years with a renewal option; the lease rate in the packet was described as $4.50 per month (the council discussed the inclusion of utility reimbursements and the effective annual amount around $5,400 when reimbursements are included). Councilmembers noted the rent level is low and framed the senior center as a community service rather than a revenue source.
Members asked staff to explore modest adjustments in rent or terms but also to include a clause recognizing that services and building uses could shift if the town proceeds with plans for a Cooperative Cultural Center (CCC). Councilmembers said the county’s ongoing maintenance and utility support for the senior center (heating, AC, septic, repairs) is valuable and asked staff to confer with county representatives about lease language that preserves services while leaving options open for future changes.
Staff said they will contact Tammy Gallegos and county administration, request a draft revision that includes an acknowledgment clause about possible future service shifts and return a proposed lease to the council for review.
