The Lakeville Planning Board on July 10 continued a public hearing on a site-plan application for an accessory dwelling unit (ADU) at 225 County Street to its July 24 meeting to allow town council to produce conditions for recording.
The application, submitted by William Fuller, proposes a 900-square-foot ADU with an attached garage and a garage underneath. Planning staff told the board the proposed development shows 21.6% lot coverage and that, as currently presented, it falls under the town's lot-coverage limits.
The board discussed whether the property should be treated as one parcel or as two historic lots. A consultant told the board that although an assessor’s plan shows two lots, the deed references both lots and that, for zoning setbacks, adjacent lots under the same ownership are treated as one lot. The consultant said the combined parcel measures about 3.8 acres for zoning purposes.
Planning staff told the board the town council is preparing standard conditions for this first ADU application in town; the board voted to keep the public hearing open so members can review those conditions before a vote. "This is the very first ADU that's come to town, and so town council has to write up the decision," a planning-board member said during the hearing.
A contractor who identified himself as the project contractor said the unit is intended to house the applicant’s elderly mother and described her mobility struggles. "She is very much looking forward to being into this one‑story unit. She is having a very difficult time," the contractor said.
Board members also reported outreach with municipal departments: the Board of Health has reviewed the application and indicated sign-off will be part of the building-permit process; the fire chief reviewed access points and indicated the secondary entrance should be adequate for emergency vehicles, according to planning staff.
Action: the board voted to continue the 225 County Street ADU site‑plan review to the July 24, 2025 meeting so members can review town-council conditions when issued.
The applicant and his contractor were told they will receive the council draft by email; the board will take up the item again on July 24. No final approval or conditions were recorded on July 10.
