Commission approves recommendation to rezone portion of 370 Sunburst Road for single-family lot division

The Campbell County Planning Commission voted to recommend approval of PL-25-121, a rezoning request to convert a portion of the property at 370 Sunburst Road from agricultural to residential single-family to permit a 5.617-acre lot division for sale.

Petitioner Melinda Yancey told the commission she wants to subdivide the parcel to sell the existing house and keep the remainder for agricultural use. She said the portion by an existing barn already has approval for a three-bedroom house and that a new water meter from the county would be required for the divided parcel.

Planning staff said the parcel is served by public water and on-site septic and described the request as generally consistent with the county’s comprehensive plan. No members of the public spoke in opposition; no formal conditions were imposed by staff.

A motion to approve PL-25-121 was made by Commissioner Motero and seconded; the commission voted in favor and the recommendation will be forwarded to the Board of Supervisors.

Key clarifications from the hearing: the rezoning applies only to a portion of the parcel to allow the division off of a single-family residence; the petitioner intends to retain agricultural acreage for horses; and utilities for the divided lot will rely on a county water meter.
