Trenton Snow, a land surveyor representing the applicant, told the council the request follows an earlier rezoning and is limited to the final plat for Lot 1. Snow said the plat dedicates an additional 17 feet along East Eleventh Street to create a 50-foot right of way and includes a utility easement along the roadside. “All you’re going to be looking at then is the final plat for Lot 1 in the BHT Subdivision,” Snow said.
Snow said sewer and water are available nearby and that a subdivision agreement is in place should future connections be needed. Owner Jeff Benson attended the hearing but made no additional substantive changes to the plan during the council discussion.
A motion to close the public hearing and adopt Resolution 2025-71 passed on a roll call vote. The roll call in the record shows Mayor Nicola, Moore, Schmidt, Stratman and Bush Cutter voting aye; the motion carried and council members offered congratulations to Benson on his business expansion.
The council record did not identify a construction timetable or a contracting firm for the planned storage building; those details remain the responsibility of the applicant.
