Council starts annexation process for 'Timnath Shores'; public hearing set for Aug. 26

The Timnath Town Council on July 15 adopted Resolution No. 48, Series 2025, initiating annexation proceedings for a property the staff and applicant refer to as Timnath Shores and scheduling a required public hearing for 6 p.m. Aug. 26 at Town Center.
Planning staff reported that a petition for annexation was submitted by Cottonwood Development Partners LLC, which holds more than 50% of the private property in the area proposed for annexation. The parcel is located at the southeast corner of Larimer County Road 3F and County Road 42E. Staff said the statutory contiguity requirement is met through the Wild Wing subdivision to the east across Timnath Reservoir, and noted Colorado law allows contiguity despite a waterway between the municipality and the land proposed for annexation.
Adoption of the resolution advances the petition to the public hearing stage, at which time the council will evaluate full compliance with legal criteria before considering final annexation by ordinance. Council voted to approve the resolution 3–0.
The council took no final action on annexation at the July 15 meeting; staff emphasized that the Aug. 26 hearing will include additional findings and an opportunity for public comment before any final approval.
