Kathy Zydenic, who identified herself as a resident of Southwood Addition on Walnut Creek, told the board she tore down a rotted shed and wants to “pour some concrete and put a new shed there exactly where it was except for 2 feet forward away from the creek.” The board confirmed the new building will be 8 by 12 feet (the previous was 8 by 10) and will have a wood floor attached to a concrete pad.
The board and staff said the proposed replacement generally matched the prior structure and that past maintenance in that reach has typically been performed from the opposite bank. With no objections from staff, a board member moved and another seconded the variance motion. After a voice vote the chair said, “All those in favor signify by saying aye,” and the motion carried.
Board staff added that maintenance work in the area historically was done from the opposite bank and that the new shed must remain in the prior footprint location. The board did not attach additional permit conditions beyond confirming the size and location were consistent with past use.
