Commission approves design review for Valor Social Club at Trilogy development

The Kuna Planning and Zoning Commission approved design review case 25‑08‑DR for phase 1 of the Valor Social Club at the Trilogy/Valor community, covering two primary structures: a combined golf pro shop/cart barn and a fitness/social club building with indoor sport courts, event and food‑and‑beverage spaces.
Troy Beheunen (senior planner) and applicant representative Mark Tate presented site layout and architectural renderings. Tate described completed site work (utility extensions, cart path paving and re‑paving of an entry road), interior amenities (indoor pickleball courts, golf simulators, fitness facilities, event rooms, a pool with Ramada and a proposed later bar‑and‑grill), and outdoor amenities (putting course, bocce, six pickleball courts and two tennis courts). Tate noted the design uses modern ranch/barn architecture, stone and metal roofing, and integration of existing large sequoia trees and an American flag as part of the site experience.
Commission discussion praised the architecture, landscaping and amenity mix and noted the project’s ongoing site work and permit submittals. Commissioners moved to approve the design review with staff’s recommended conditions; the motion passed unanimously.
Staff noted some items — including trash enclosures and minor awning adjustments for pool shade — would be finalized in construction drawings and permit review. The commission’s approval allows building permit submittals to proceed in accordance with the approved design and attached conditions.
