The League City Planning Commission on July 7, 2025 voted 5-0 to recommend City Council approve three planned unit development (PUD) overlay districts for the Lloyd tract — Lloyd North, Lloyd Central and Lloyd South — covering roughly 1,776 acres on the city’s west side.
Planning staff presented the proposal and said the revised PUDs are smaller and less dense than the original 2006 approval and include more area dedicated to drainage and detention. “Post Harvey, we adopted new drainage standards that are much more stringent and this development will have to follow those standards,” planning staff member Caitlin said during the public hearing.
Staff told commissioners the proposal breaks down into three PUDs: Lloyd North (about 735 acres, proposing approximately 1,378 single-family lots), Lloyd Central (about 245 acres, with roughly 143 acres planned for commercial uses and…
