Planning commission recommends Adams Lane Periodontal site plan to City Council

The Temple Planning and Zoning Commission on July 7 recommended the Adams Lane Periodontal site plan to City Council, voting unanimously to forward the plan per staff recommendation.

Jason Deckman, principal planner, presented the PD site plan review under Ordinance 2005-4025 for a proposed office building on approximately 0.803 acres at 9209 Adams Lane. Deckman said the property is the final lot in a planned development general retail (PDGR) island between West Adams and the Adams Lane exit ramp and that the use had previously been approved; this hearing reviewed conformity of the site plan with neighborhood standards. Deckman said the item will go to City Council on July 17 and that the site plan will be processed as a resolution rather than an ordinance.

Deckman described a single building with four tenant suites, the largest intended for a periodontal clinic (presented as Central Texas Periodontal on the elevations). He said parking and landscaping meet code, the applicant proposes landscape islands within the parking area, two entrances and a designated fire lane, and that a detention area would drain into the existing drainage between the exit ramp and the property. Deckman also noted the developer will extend the existing concrete sidewalk to provide continuity with the trails master plan.

Commissioner Morales moved to recommend approval to City Council per staff recommendation; Commissioner Smith seconded. Commissioners Morales, Walker, Jurasic, Rhodes, Prager, Vice Chair Smith and Chair Cross voted aye, and the commission’s recommendation passed unanimously.

The commission did not record additional conditions or amendments to the site plan in the meeting transcript; the item will proceed to the July 17 City Council meeting for final action.
