The Subdivision Committee recommended approval of MJDP 25-36 (Turner Properties / Turner Commons) after the applicant submitted revisions that reconfigured the primary access to line up with the adjacent roadway, adjusted building footprints and parking, and added a rooftop patio and a new pickleball facility.
Staff outlined multiple revisions requested and received, noting the applicant re-aligned the entrance so it lines up with the opposite road, adjusted parking and building layouts, and addressed stormwater and private-street maintenance notes. The staff checklist included the usual engineering, traffic, landscape, urban forester and Division of Water Quality sign-offs plus a private street maintenance note and updated site statistics.
Brian Ward of Palmer Engineering said most comments had been addressed and that remaining cleanup items (ingress/egress and photometrics) would be resolved. Nathan Billings (Billings Law Firm) said the project closed on an adjacent property this week that enabled the entrance realignment and that separate plats and a reciprocal easement agreement (REA) will follow to manage private roads, parking and common areas.
A representative said the project includes retail, residential units (condominiums), an event venue and a paddle/pickleball facility; committee members asked for clarification of dwelling counts and stormwater coordination. The committee voted to recommend approval with 19 revised conditions; staff will verify outstanding technical sign-offs and final site statistics before certification.
