Staff said the amended plat would create 15 lots and dedicate right-of-way for Hat Trick Way, and that applicants had requested a waiver of the subdivision cross-section for Hat Trick Way and a finding that Lot 1B could use an access easement as sole frontage. The staff report listed the usual engineering, traffic, landscape, water-quality and postal sign-offs and added cleanup items (revised plans submitted June 30–July 1) and 17 conditions for the development plan.
