The Cerritos Planning Commission on July 2 recommended City Council approval of a precise plan amendment (Precise Plan 1972‑29A 2025 amendment) to allow a 9,994 square‑foot addition to an existing warehouse on a 2.23‑acre parcel at 14113/180 Third Street. The commission adopted the recommendation by a 5‑0 vote.
Senior Planner Jeremy Low said the property, owned by LH Investments LLC, contains a roughly 40,000‑square‑foot warehouse originally approved in 1972 and that the proposed 9,994‑square‑foot addition would be located on the east side of the building where a lawn and mature pine trees now exist. Site improvements include a new parking area on the east, parking re‑striping, new landscape planters, a new trash enclosure and repainting of exterior finishes to white and gray stucco to match the addition. The applicant retained a licensed landscape architect; the staff presentation projected 15,116 square feet of landscaping (26.5% of the unbuilt area), exceeding the Cerritos Municipal Code minimum of 15%.
Low said some immature pine trees would be removed to accommodate construction but mature pines surrounding the site would be retained. He told the commission the project was analyzed under CEQA and determined categorically exempt. Low also said a notice of public hearing was mailed on June 20, 2025 to property owners within 500 feet and posted on city boards and the city website; no public comments were received at the hearing.
Commissioners questioned current and proposed parking. Staff explained the existing site contained 53 parking spaces but the updated parking requirement tied to the building’s floor area would be 43 spaces with the addition; staff described the existing site as effectively over‑parked relative to code and that the reconfigured lot would meet the required 43 spaces.
Commissioner Chowhan praised the investment and encouraged businesses to remain in the city. Commissioner Chowhan moved to waive full reading and adopt the resolution recommending approval; Commissioner Au seconded and the electronic vote carried 5‑0. The recommendation will be forwarded to the City Council for final action.
