The Town Council unanimously adopted ordinance amendments clarifying accessory dwelling unit (ADU) size limits and related definitions to align local regulations with a state requirement.
Planning Director Tara Vargas explained the change: an interior ADU’s floor area must not exceed 50% of the primary dwelling unit or 750 square feet, whichever is greater. Vargas demonstrated with examples — a 1,000‑square‑foot primary home could have an ADU up to 750 square feet; if an owner constructs an addition, the ADU still must meet the 50% or 750‑square‑foot maximum to avoid creating what would effectively be a duplex.
Council voted unanimously to adopt the ordinance on second reading. Vargas said the changes ensure town code mirrors state requirements while preserving local standards that distinguish ADUs from paired homes or duplexes.
