Commission approves commercial conditional use for vehicle service and storage at 422 Hartline Drive

The City of San Antonio Zoning Commission on June 17 recommended approval of a rezoning and conditional use at 422 Hartline Drive to permit oversized‑vehicle service and storage, forwarding the matter to City Council.

Staff had recommended denial, saying the proposed C2NA CD exceeded the intensity suggested for the area under the airport vicinity land‑use plan and that commercial uses should be located along arterials rather than local residential streets. Samantha Benavides summarized staff findings that the existing combination of R5 and C3NA zoning was inconsistent and that the request sought to uniformly zone the property and legitimize mechanical service and oversized‑vehicle storage conducted by current tenants.

Applicant Aldo Uribe and his father told the commission they had taken steps since their prior appearance to clean up the site, obtain signatures of nearby property owners and address code complaints. Uribe said a heavier use at the corner lot had been associated with a contractor working on a nearby city project and that the current long‑term tenant is a mechanic who services oversized vehicles.

Commissioners asked about length of ownership and recent cleaner‑up activity; the applicants said the family owned the property for about 30 years and that cleanup was underway and coordinated with city inspectors. Commissioner Taylor Watson moved to approve the rezoning and conditional use; Commissioner Eddie Reyes seconded. The commission approved the recommendation, and the applicant was advised to provide council staff with documentation of cleanup and neighborhood support ahead of the City Council hearing.
