Planning commission recommends rezoning 8039 Bridal Lane to allow broader commercial uses, bars outside outdoor storage

The Lago Vista Planning and Zoning Commission on a special meeting recommended that City Council rezone 8039 Bridal Lane (Project 23-2734-R-REZ) from C-1 (Professional Office/Neighborhood Retail District) to C-2 (General Commercial/Retail District) on roughly 1.8681 acres.
Commissioners said the applicant seeks the change to broaden marketing options for a planned retail pad and possible restaurant. The commission’s recommendation attaches the staff-recommended conditions in attachment 6 of the packet and adds a fourth condition prohibiting storage uses of any kind, indoor or outdoor.
The applicant and agent told the commission they expect a retail strip with smaller tenants and that the owner wants more flexibility to lease space; the applicant’s representative said the front building could be a restaurant or other uses. The representative also said the owner would accept some exceptions to C-2 if the commission preferred to prohibit specific uses.
Commissioners and staff cautioned that rezoning to C-2 would allow a broader set of uses as a matter of right, including service stations, fueling stations, convenience stores and outside storage unless specifically excluded. Planning staff noted that some uses require special use permits (SUP) and that a site development plan and permits would still be required after rezoning. As one commissioner put it, “All we’re doing is deferring the site development plan process. They’d still have to get everything approved and meet everything before permits would be issued.”
After the discussion, a motion to forward the rezoning recommendation with the packet’s recommendations 1–3 and an added prohibition on storage passed unanimously. The commission said the recommendation will be forwarded to City Council; staff said they would attempt to place it on the next available council agenda.
Votes at a glance: the commission recorded unanimous approval of the recommendation (all present commissioners voted Aye). The motion included the packet’s recommended conditions (design review, traffic impact analysis, and related items) and added the specific prohibition of storage uses, indoor or outdoor.
The recommendation now goes to City Council for final action; no council decision was taken at the planning commission meeting.
