Commission grants 12-month extension request for Hohner Ridge preliminary plat

The Blount County Planning Commission voted to grant an extension for the preliminary plat of Hohner Ridge (lots 1–9) on Disco Loop Road and Greg Road, a development proposed by Equestrian Properties Group.

Planning staff member Hancock told the commission the application covers nine lots to be served by an existing county road; the remainder of the property is greater than 5 acres. Staff listed outstanding items required before final plat approval: a site-distance evaluation for proposed lots after survey marking and driveway locations are set; possible addition of a site-distance easement to the final plat if needed; installation of a fire hydrant; and fulfillment of instructions in the staff analysis, including a developer notice addressing postal service requirements.

Hancock noted the developer must contact the post office to determine whether cluster mailboxes are required. The staff analysis specifies that any cluster mailbox requirement must be shown on the final plat and contained in an easement or common-area lot; "The cluster mailbox shall not be placed on the county road," Hancock said. The developer requested the maximum extension period; Hancock said the requested maximum length was 12 months.

Commissioner Tom Hodge moved to approve the extension with conditions; Commissioner Wright seconded. The motion passed. The transcript records "Motion passes" but does not include a roll-call tally.

Staff listed other administrative items to be completed and reminded the commission that certain materials (developer notice, postage arrangements and final plat items) must be addressed before a final plat is recorded.
