Planning board grants 1‑year extension for Sun Builders master plan

The Smithfield Planning Board granted Sun Builders a one‑year extension of master plan approval for project ID 2302 during the June 26 meeting.
Timothy Kane, attorney for the applicant, told the board the owners received master‑plan approval in February and that Rhode Island law provides a two‑year vesting period plus two one‑year extensions as of right. He said the zoning board’s special‑use permit conditioned approval on installation of a traffic signal to improve safe access, but Rhode Island Department of Transportation has not deemed a signal warranted for the development’s traffic on its own. Kane said the developer has been pursuing a coordinated traffic solution in concert with a neighboring property owner, Churchill Banks, and hopes combined activity will persuade DOT to approve a signal or other traffic improvements.
Board member questions focused on what outreach had occurred with Churchill Banks and with DOT. Kane said he had preliminary meetings with DOT and was discussing coordinated solutions with the adjacent developer. The board then voted to grant the requested one‑year extension; the motion passed without recorded opposition.
