The Laguna Beach Design Review Board on June 26 unanimously approved Design Review 25-0806 and Coastal Development Permit 25-0807 for a remodel at 1377 Dunning Drive that includes an upper-level addition, an expanded elevated deck, a small catwalk extension and an ADU requiring a coastal permit.
Staff described the project as a 352-square-foot upper-level addition, a 375-square-foot expansion of the existing elevated deck, a 10-square-foot extension of an elevated catwalk, and a new exterior staircase to access the deck, along with an interior remodel. The applicant confirmed much of the existing roofline and massing remain and that finishes will match the existing palette for a cohesive result. An ADU is proposed and requires a coastal development permit though it is not subject to design review.
Board members who reviewed the site and materials described the proposal as a clean, neighborhood‑compatible refresh that preserves the character of the existing home; staff noted a storm‑drain condition that will be addressed during permitting. The board voted unanimously to adopt the staff recommendation and approve the design review and coastal permit.
