The Kenai Planning and Zoning Commission on June 25 recommended approval of Resolution PZ2025-24 to replat Lots 7 and 8 of Ruby’s Dazzling Scenic View Subdivision into a single approximately 2‑acre parcel.
Staff reported the proposed lot size of roughly 87,120 square feet meets the rural residential minimum of 20,000 square feet, that city water and wastewater are not available along the street (Barbar Drive) and that private well and septic systems are subject to Alaska Department of Environmental Conservation rules. The staff report noted that some or all of the property was designated by FEMA as an unclassified flood hazard (Plat Note 8) and recommended that the city floodplain administrator be contacted prior to development. The city public works department reviewed the plat and had no comments.
Commissioners asked about addressing for the consolidated parcel; staff said the owners expect to keep an existing address but had not finalized which number. With no objection, the commission approved the resolution by unanimous consent and forwarded the recommendation to council.
