The Bedford City Council unanimously approved a site plan on June 24 for a proposed 2,500‑square‑foot drive‑through restaurant at 3700 Cheeksbarger Road. Staff said the parcel lies partly in a heavy‑commercial district and is subject to the Master Highway Corridor overlay, which requires council review of new site plans.
Development Director Wes Morrison said Planning & Zoning recommended approval 7‑0 and that staff and the city’s public‑works engineers reviewed access and safety. The site plan shows two access points: one that ties into a mutual access easement serving the Walmart area and a second access planned to align with a new signalized intersection on Cheeksbarger (the driveway was moved to align with the H‑E‑B signal as that project advanced). Staff said the project will be part of a two‑lot subdivision; a future lot remains for later development, and sidewalks must be extended across the property frontage as part of subdivision requirements.
At planning commission some commissioners raised questions about the dumpster location and truck maneuvering; staff and the applicant’s engineer explained typical trash collection scheduling and site layout mitigate those concerns. Public‑works staff also commented that traffic signals and timing will be coordinated with TxDOT and neighboring developments.
Civil engineer Cameron Aid, on behalf of the applicant, said the owner intends to proceed once land‑purchase and lender conditions are finalized; the applicant said construction will begin when those business arrangements are complete and did not provide a firm opening date.
Councilmember Sable moved to approve the site plan; Mayor Pro Tem Gagliardi seconded. The motion passed unanimously.
Staff said future development on the remaining lot will require separate site‑plan approval under the overlay district.
