Commission approves Lakesong additions: comprehensive plan amendment and PD concept for master-planned community

The Planning and Zoning Commission on June 23 unanimously approved a comprehensive-plan amendment and a zoning change with concept plan to incorporate newly acquired acreage into the Lakesong master-planned community in Grand Prairie's south sector.

Planning staff said the request amends the future land use map to change portions previously designated low-density residential to open-space/drainage and adds roughly 718 additional acres into the Lakesong master plan for medium‑density residential uses that could include single‑family, townhome, and 0‑lot‑line configurations. The zoning change and concept plan fold the additional acreage into an existing plan development district for Lakesong; staff said the request does not change previously approved phases but consolidates the new acreage into the PD with subdistricts for mixed‑use urban residential, medium residential, estate residential and open space.

Casey Stevenson of Huffines Communities, the project's representative, said the developer is already building dirt work and off‑site utilities and expects residents in the first phase to be able to move in around Christmas of next year. Stevenson said the first phase includes approximately 404 single‑family units and that Huffines will partner with several separate builders for the initial phases (Sanlan, CastleRock, Brightland and Chesmar were named). Stevenson said Lakesong is a large master plan and was confident the added acreage will support long‑term development goals.

Commissioner Angela Lucky Vaughn moved to close public discussion and approve both the comprehensive plan amendment and the zoning/concept plan per DRC recommendations; Commissioner Frank Gonzales seconded. The motion passed unanimously. The approvals allow the developer to proceed with engineering, infrastructure and permitting for the newly added acreage under the Lakesong PD.
