The Oldham County Board of Adjustments and Appeals approved a conditional-use permit on June 19 to allow a manufactured home on a newly created 0.503-acre lot on the 7400 block of Beechdale Road in Crestwood.
John Hein, planner 1 with Oldham County Planning and Development Services, told the board the lot was created by a minor plat approved April 8 and is zoned R‑2 Residential. "An application has been filed requesting a conditional use for a manufactured home on property located at 7400 Block Of Beechdale Road in Crestwood," Hein said, adding the property is currently vacant and measures 0.503 acres.

Robert H. the third, the property owner and applicant, testified that he had subdivided the 0.503-acre parcel to allow his son to live on-site and work with the family greenhouse business. "I have a son that's coming into the greenhouse business with me, and we are subdividing a lot out for him to put a home on, for him to to live in and work with me at the greenhouses," Robert said under oath. He described the proposed home as a 1,500-square-foot, three-bedroom, two-bath manufactured house "sitting on a block foundation" that will be permanently attached.
Board members asked placement and utilities questions; Robert confirmed the home will connect to public sewer rather than a septic system and that some tree clearing would be required. No members of the public spoke in favor or opposition during the hearing.
After a brief discussion about possible conditions, a board member moved to approve the conditional-use permit with conditions that (1) the permit apply only to the application considered at the June 19 hearing; (2) the applicant comply with Oldham County Zoning Regulations section 260‑280 concerning manufactured homes; and (3) the applicant obtain all necessary building permits and inspections prior to occupancy. A second was recorded and the motion carried.
The board did not adopt additional conditions regarding short‑term rental use; members noted that any short‑term rental would require a separate permit or further review.
The decision allows the manufactured home to be placed on the newly created lot pending the required permits and inspections.
