The Lakeville Zoning Board of Appeals on June 12 denied a special permit for a proposed 2,400‑square‑foot accessory steel garage at 27 Kingman Street after substantial public comment and board discussion about the structure’s size and neighborhood impacts.
Applicant Kevin Faria told the board he sought a single large building to store a 45‑foot camper, boats, multiple trucks and other personal equipment. Several neighbors voiced concern at the hearing about the building’s large footprint, potential stormwater impacts from increased paved/impervious area, visibility from nearby homes and the risk of future conversion to commercial use. "2,400 square feet is a lot of territory," resident Noelle told the board, raising worries about sealing the ground and added runoff. Neighbors asked about access, orientation of bays toward the street, and tree clearing required for a driveway and building site.
Board members debated precedent and enforcement of the bylaw's accessory‑structure limits. One member urged the applicant to consider scaling down or seeking alternative configurations rather than a single large building. The applicant said he preferred one building to avoid multiple sheds and repeated permitting.
After discussion the applicant indicated he would proceed with the board vote rather than continue; a motion to approve the special permit failed (the chair announced the permit was denied), and the chair told the applicant he would have to wait two years to reapply for the same request.
