The Planning Board on June 12 voted to adopt a $2.50 filing fee for a streamlined site-plan review process tailored to accessory dwelling units (ADUs), with a formal ratification planned at the next meeting.
Board members and planning staff reviewed sample ADU application requirements used by other towns and agreed to pare the town’s standard site-plan submittal down for ADU projects (for example, fewer full-size plan prints and a reduced set of engineering deliverables for smaller projects). Staff recommended retaining key items such as a copy of the deed, the 300-foot abutters list and certification, and certain plan elements to verify setbacks and septic capacity.
The board discussed whether to require a registered professional (engineer, surveyor, or landscape architect) for smaller ADU projects and concluded the town should generally keep that requirement but may allow flexibility on a case-by-case basis. The board agreed to a small fee ($2.50) to make the ADU review accessible and to finalize revised application materials. The board moved to accept the fee and voted in favor; members said they would add the item back to the next agenda to ratify the change.
Staff will produce a finalized ADU application form and a shortened site-plan checklist, and will return to the board for formal ratification at the next meeting.
