Planning Board Approves ANR to Create Two Buildable Lots at 150 Rhode Island Road

The Lakeville Planning Board on June 12 approved an Approval Not Required (ANR) plan for 150 Rhode Island Road that creates two new buildable lots while preserving the existing house on its own lot.
The surveyor for the applicant, Bernard Ferradi of River Hawk Land Survey, told the board the revised plan now shows the existing well and septic systems associated with the house and that recent lot lines are further from the house than previous configurations. Ferradi said a newer septic for a recently constructed building is also shown and that a neighboring parcel to the southeast is a solar farm.
Board members confirmed they could see the shown septic and well locations on the revised plan and had no further questions. A board member made a motion to approve the ANR; another member seconded, members replied “Aye,” and the chair said the motion carries.
No additional conditions were recorded in the meeting minutes beyond the board’s approval of the ANR. The board noted prior ANR work and a previous land conveyance in the same area were reviewed during discussion but did not change the current lot lines.
The approval clears the plan to be endorsed by the planning board; any future building or permitting on the new lots will follow the town’s standard permitting process.
