The Cheektowaga Zoning Board of Appeals on June 18 approved a variance to expand the driveway at 45 Lucy Lane, but imposed conditions aimed at preventing added stormwater runoff onto neighboring properties.
Applicant Sandra J. Bavaro testified the house is a four‑bedroom and the family receives visiting relatives in winter; she said the current driveway is 10 feet and the proposal would double the width to about 20 feet so occupants can open doors without encroaching on mailboxes or neighbors.
Neighbor Phil Cammarata raised concerns, presenting photos and saying previous walkway and grading changes had caused runoff and ponding at his property. He said stonework for a prior walkway had been placed above grade and pitched toward his house, increasing erosion and basement flood risk.
The board’s motion granted the requested driveway variance with conditions: installation of drainage tile along the sidewalk tied into a bubbler under the expanded driveway leading to the street, and that the expanded driveway be pitched toward the road (away from the neighbor). The board also required that roof gutters and downspouts be tied into the bubbler so runoff is directed to the road drainage.
Justin Young made the motion to grant with those conditions; Miss Warchock seconded. The motion passed unanimously. The board advised the applicant to submit updated plumbing/drainage drawings to the plumbing inspector and that written approval would follow within 7–10 days.
