Board hears extensive bond update: high school Phase 2 and 3 designs, field house, concessions and parking options

Architects and district staff presented detailed design updates for Phase 2 and Phase 3 of Perryton High School and the associated field house, leading to extended discussion about entrances, classrooms, special education spaces, fine arts additions, locker rooms, concessions, and parking and circulation.

Design highlights - High school Phase 2 (south to north): proposed relocation of the main high school entrance closer to the gym with a secured vestibule and separate student/visitor reception areas; a larger event entrance and concessions area; enlarged teacher workroom and faculty support spaces; nurse’s suite with isolation/exam rooms; two new physics/multipurpose science classrooms in a new northeast addition; and four special education classrooms with associated restrooms, changing and laundry spaces. The plan removes a portable by enclosing the northeast corner and adds circulation improvements. - Fine arts / Phase 3: a theatre classroom with a small stage, choir rooms with movable risers for about 75 people, and a new band hall shown at more than 100 seats with ensemble and practice rooms, storage and office spaces. Dressing rooms and backstage access were discussed to improve logistics for performances. - Athletics and locker rooms: multi-area revisions include expanded training rooms with plans for whirlpools and tables, separate in-season/visitor locker rooms, additional storage and film/media suites, and smaller in-season weight room space adjacent to the gym. The design places emphasis on separating visitor and home circulation and on coach office suites. - Field house (concessions, restrooms, loading): the field house plan increases restroom fixtures (presentation noted an increase to eight fixture “holes” per restroom and a family restroom), expands concession kitchen capacity (vent hood, grill and gas/electric availability) and repositions coolers to reduce staff travel distance to serving windows. Staff and architects discussed truck access and a proposed dedicated loading/unloading zone to keep semis and food trucks out of teacher parking and the main back lot during events.

Key operational and budget trade-offs discussed Board and staff extensively debated whether to move the concession/restroom structure farther from the track (roughly a discussion about adding 20 feet of setback) to reduce crowding and congestion during events. Architects cautioned that moving the building back enough to avoid a nearby utility pole could add six-figure costs for additional concrete, curb and gutter, utilities and potentially moving the utility pole. Superintendent and board members weighed the crowding benefits against additional cost and schedule risk; no final change order was approved at the meeting. Staff noted a target to have construction drawings ready for board review and a possible construction-award authorization at the next meeting in July.

Temporary operations, sequencing Presenters said the district will need temporary restroom and concession arrangements during demolition and construction. Options discussed included food trucks and portable restroom trailers; staff noted they had reserved trailers and would coordinate temporary service with student groups such as FFA where appropriate.

Parking and site circulation Architects presented a site plan showing a redesigned bus lane, a proposed new concrete area north of the field house for drop-off and potential parking, and options for additional parking on the “west side” (Michigan Street side). Board members asked for further pricing options: (1) keep the current layout with temporary crowd guidance measures; (2) add the 20-foot setback and associated road and utility changes (higher cost and longer schedule); or (3) pursue additional parking solutions (for example reusing existing tennis-court footprint later) though replacing tennis courts was identified as a separate multi-hundred-thousand- to million-dollar project.

Next steps District staff said they will request a price-breakdown from the design team and present options for a loading zone, minor circulation edits, and priced alternatives for additional concrete and parking. The superintendent said the next meeting is expected to include construction drawings and a possible authorization to bid or proceed, with the team aiming for construction drawings in July.
