The property is in the Recreation zoning district and will be served by a community water system and the Garfield Bay Water and Sewer District for sewer service. The project previously received an administrative exception (VE0001-2022) for minimum lot size (12,000 square feet required in the applicable circumstances) and an extension was granted on Jan. 31, 2024 to extend the deadline to March 18, 2026. Planning staff confirmed that conditions of approval have been met and as-built improvements were accepted by engineering and Road and Bridge.
Several members of the public questioned the lot sizes and why seven lots were approved rather than fewer larger lots; planners said the project fits the previously approved variance and prior conditions. Commissioners voted to approve the final plat by roll call.
