Planning staff told the authority the project conforms to the approved zoning and subdivision ordinances for the R‑1‑8 zone, including a 15‑foot landscape strip adjacent to Crimson Cliffs Way and 4200 South; the applicant will landscape and dedicate a trail area adjacent to Medallion Way to the city. Staff recommended approval with the findings and 13 conditions in the staff report.
The authority opened a public hearing but received no comment; no substantive changes were requested. Commissioner Mitchell moved to approve the preliminary plat for Willow Haven with staff findings and conditions; Commissioner Anderson seconded. Voting was recorded in favor and the preliminary plat was approved.
Staff and the Land Use Authority noted the proposed subdivision conforms to the previously approved general plan amendment, zoning and plat materials. Conditions in the staff report will govern final engineering and construction review prior to recordation and building permits.
