Senior planner Daniel Humbert presented the request and explained that the lot is currently a nonconforming parcel under AG zoning because the minimum AG lot size is four acres. The code allows one single-family dwelling on a nonconforming lot, but the applicant asked to create two lots; staff said the requested SF-2 zoning would permit that split. Staff said the property’s comprehensive plan designation is residential medium density, and that the city mailed 13 notices within a 200‑foot radius and received no objections. Members closed the public hearing after no one signed up to speak and voted to approve the rezoning as presented; the chair declared the vote unanimous.
