The Glens Falls City Zoning Board of Appeals reviewed plans on June 16 to replace a deteriorated detached garage at a Chester Street property owned by Joseph Strauss and considered an area-variance request for reduced side-yard setback.
Ethan Hall, principal of Residency Hall Architecture, represented the applicant and described a design that would move the new garage slightly farther from the adjacent property line than the existing structure but still short of the 10-foot setback required by code. Hall said the existing garage is in disrepair and the proposed garage would be larger but set farther from the adjoining property than the current structure.
Board members discussed stormwater and drainage concerns for the slightly larger footprint; Hall said the rear portion of the lot is well drained and that curb tests showed favorable infiltration. The board noted a dated neighbor letter in the record, dated May 14, 2025, indicating no objection to the variance.
No public opposition appeared at the meeting; staff and board members discussed technical review items that would be addressed during the building-permit review process. The board moved forward with the matter consistent with the record and the applicant plan.
