Doug Redick of DVG, representing property owner Norma Herrera, presented a proposed two‑lot subdivision at 1101 West Lincoln Highway during the Schererville Plan Commission study session on June 16. The proposal, listed as the Sunset Plaza addition, would split the property into a C‑3 Highway Commercial lot and an R‑3 residential lot; Redick said the R‑3 lot could accommodate a future four‑unit building under current zoning.
Redick told the commission the front building on Route 30 is currently vacant and that the owner has considered several uses, including a laundromat, but no final site plan has been submitted. “We’re in the Route 30 Corridor Overlay District,” Redick said, and the submission at this stage is for subdivision approval only; any future redevelopment or new construction will require separate site‑plan review.
Staff raised a utility easement issue: Redick said the water main lies west of Sunset Boulevard pavement, and the project team will add a 10‑foot easement to cover the main. He said the lot line taper near the corner follows highway drawings and that Old Lincoln Highway is being dedicated as part of the plan. Redick asked the commission to schedule a public hearing in three weeks; he said he had sent the legal notice to the town’s clerk (Denise) the same day.
Commissioners and staff did not record a roll‑call vote on the subdivision concept; the commission granted the petitioner a public hearing date and directed staff to proceed with advertising. Redick said he expects to return for a July public hearing and that site plans for any future buildings would follow the subdivision approval process.
The commission’s discussion focused on zoning compliance, existing water and sewer connections to the buildings, and right‑of‑way dedication along Route 30 and Old Lincoln Highway. No construction timeline or detailed site plan was presented; the petitioner said the rear garage building may be removed in the future to make room for a new four‑unit apartment building but provided no schedule for that work.
