Council approves first reading to rezone 7 acres on Walker Avenue to office-institutional

The City of Live Oak City Council approved the first reading of Ordinance 15-38, a rezoning request for approximately 7 acres at 1220 Walker Avenue SW (the Orchard Church property) from Commercial Neighborhood (CN) and Residential Office (RO) to Office Institutional (OI).
Development Manager George Curtis presented the staff report and said staff found the requested zoning consistent with the comprehensive plan and the future land-use map; the Planning & Zoning Board had unanimously recommended approval. The applicant’s representative, Brian Pittman of Pittman Engineering, said the rezoning would better align zoning with the property’s institutional use and would facilitate future expansion if the property owner chooses to develop additional institutional uses.
The matter was processed as a quasi-judicial hearing: the council took testimony from staff and the applicant, accepted submitted exhibits into the record, heard no public speakers, and then approved the ordinance on first reading. The council will hold a subsequent hearing for final reading as required by the quasi-judicial process.
Action taken: first reading approval of Ordinance 15-38 to change zoning of the subject property to Office Institutional.
