Environmental Services staff told commissioners the proposed lots comply with county ordinance minimum lot sizes and include the required two septic-system drain-field sites per lot as required by state rules. The Planning Commission had unanimously recommended approval of the preliminary plat.
A commissioner moved to approve the preliminary plat and the motion carried. Staff said no township correspondence had been received and that, had the township objected, they would have expected notice; staff further explained an administrative-subdivision rule limiting lots that front a road to four in a quarter-mile segment did not apply under the planning-section pathway used for this plat.
Board action: preliminary plat approval for County Line Estates (seven lots from a 40-acre tract) was carried unanimously.
Next steps: staff will record the preliminary plat approval and provide any final technical or administrative items necessary for final platting and sale. Planning and driveway-approach coordination with the township will follow if requested.
