Goodhue County commissioners approved selling the last county-owned tract in the Lake Bilsby West plat to adjoining owners, with the buyer responsible for the replatting and closing costs.
Land-use staff explained the tract is a nonconforming, non-buildable lakeshore strip that had been used historically by adjoining owners for lake access. County survey work and prior platting in 2024 resolved most adjoining parcels but this remaining lot could not be completed earlier due to a mortgage lender not consenting to a legal-description change. The property owners named in the packet were listed as Mr. and Mrs. Robertson of Cannon Falls.
Staff said a 2001 appraisal used sales of similar nonbuildable parcels to value lots at about $2,500 per acre for comparable non-tillable land; waterfront nonbuildable parcels have limited comparable sales. County staff advised that the purchaser must create and pay for a new plat (merging tax parcels into a single lot) before closing; the board approved the administrative motion to proceed with the sale and required platting work.
Ending: Staff will work with the purchaser and planning/survey staff to finalize the plat and complete conveyance; the board noted this is the final parcel in the series and the administrative approval completes the prior platting work.
