The St. Joseph County Plat Committee on June 18, 2025 granted a waiver to allow openings in a five-foot non-access easement for the Supplier Village major subdivision and approved several other primary, minor and replat applications. One minor plat was tabled to the committee's July 3 meeting.
Sean Klein, APC director, described the Supplier Village filing as a primary major subdivision located "at the southeast corner of Fillmore Road and Larson Boulevard" that "will consist of two building lots" on "approximately 9.2 acres," served by municipal water and sewer. Klein said county agencies recommended approval and that the applicant had requested a waiver from section 153.135(h) to permit future access openings into county right-of-way, subject to county engineer approval.
Adam Birie, representing Lawson Fisher, told the committee that the right-of-way between State Road 2 and Fillmore is still under development and that the plat will be updated when final plans for Lawson Boulevard are completed. "As we get that, we will update the plat," Birie said.
Committee members moved to grant the requested waiver and then voted to grant primary approval for Supplier Village subject to a successful rezoning from agricultural to industrial, a rezoning that the staff said was pending before the county council. The committee recorded the motions and verbal votes with the customary "aye" roll call; no recorded roll-call tallies were provided in the transcript.
Other items on the agenda received brief staff review and unanimous procedural approval. The committee granted waivers and approved the Framewith Adams Road minor plat, the Hancock (Day Road) minor plat, and the Lineback Hill Third minor plat (the latter two approved with no additional conditions noted on the record). The committee approved replats for Northbridge Valley Phase 4 (sections 1 and 2) and corrective replats in Fernwood at Cleveland phases 2 and 3. One item, the Galker Bridal Street minor plat, was tabled at the surveyor's request to the July 3 meeting.
The committee also approved minutes from its June 5, 2025 meeting and then adjourned.
