Developer, engineer tell Oakland board Hidden Springs PD amendment will improve drainage, add open space; amendment approved on first reading

Burnett said the amendment reconfigures the previously approved lot‑and‑block grid into curvilinear roads, adds roughly 3–4 acres of detention that will serve as common open space and will not increase the subdivision’s total lot count (the Fields had about 247 remaining lots at the time of the presentation).
Burnett and staff said the revised layout is intended to improve aesthetics and drainage performance in Cypress Creek by allowing grading and detention to better match existing topography. The Planning Commission recommended approval. Board members asked questions about benefits to neighbors and drainage; Burnett said the amendment will slow stormwater and reduce ditch damage compared with the older grid pattern.
The board voted to hear and approve Ordinance 25‑09 on first reading; the developer will return for the second reading and to finalize plat details.
