The Oldham County Board of Adjustments on July 17 approved a conditional use permit for a home-based yoga and Pilates studio, Hotspot Yoga LLC, at 3703 Old Sligo Road in LaGrange.
Staff said the property is zoned AG-N with residential land use and that the applicant applied for a home-occupation CUP to run classes from a studio attached to the house. Planner presentation noted the home-occupation rules (Oldham County Zoning Regulation Section 260-230) limit visible alterations to the residence and restrict signs or displays visible from outside the dwelling; staff also advised that specialty services in the ordinance often reference a five-person limit but that the board has previously approved similar home-based workout studios with higher class sizes when conditions on schedule and preregistration were included.
Applicant Kristen Olsen told the board she has operated a commercial studio in Oldham County for years and proposed small, private classes at the residence with a stated maximum studio capacity of 15 and typical class sizes of six to eight. Olsen said all students must preregister, classes would be scheduled (generally one class in the morning and one in the late afternoon/early evening on weekdays) and that weekend classes would be limited and pre-registered. She described parking at the site: several designated spaces behind a gate, additional cutouts along the drive and spaces in front of the house and pole barn; she said the field on the parcel would not be used for parking.
Board discussion focused on clarifying a number of conditions. The board approved the conditional use permit with conditions that the home studio have a maximum capacity of 15 people; weekday and evening limits as described in the application (one class roughly 9:00'10:00 a.m. and another around 4:30'6:30 p.m.); a weekend limit of no more than three classes per weekend day between 8:30 a.m. and 6:30 p.m.; adherence to home-occupation regulations in Section 260-230; and that the authorization be limited to the applicant (Kristen Olsen) and Hotspot Yoga LLC as named in the application packet. The board recorded a voice vote in favor and approved the CUP.
The applicant must comply with the zoning regulations and any permit requirements for the business; staff said a minor-plat or survey and related paperwork are part of the standard process where applicable.
